Conventional mortgage loan programs are available for loan amounts from $500,000 up to $10,000,000 and feature a variety of loan options. These programs are well-suited for established borrowers with a proven track record, strong financials and good credit. Rates are extremely competitive and other loan terms can be tailored to meet the requirements of the particular transaction. Both owner-user and investor commercial mortgages are available.
The SBA 7a Loan Program is available for loan amounts from $300,000 to $2,000,000 for owner-occupied businesses. This program can be used for commercial mortgage loans as well as equipment purchases, working capital and other business uses. This is an excellent program for start-up businesses, borrowers without a long or successful track record, and other circumstances that would make a conventional loan hard to obtain. This program also is excellent for special use properties, such as gas stations or dry cleaners, or other properties that operate an environmentally sensitive business.
The SBA 504 Loan Program is available for loan amounts from $300,000 to $10,000,000. This program is designed for an owner-occupied business that needs to purchase or expand its commercial real estate, equipment and/or other fixed assets. The program is ideal for construction loans, including start-up ventures, and other scenarios involving the purchase of construction of commercial property.
The Bridge Loan Program is available for loan amounts from $750,000 to $10,000,000. The program is designed as a short-term loan for commercial mortgage scenarios where the business or property are in a transitional phase that makes a conventional or SBA loan unavailable. The interest rates generally will reflect the higher risk. The typical loan term is 18-60 months.
